Sutton Estates Marks Final Groundbreaking for 2024 Workforce Housing Tax Credit Funding Round

AHFA joined partners and community leaders to celebrate the groundbreaking of Sutton Estates in Huntsville, marking the third and final Workforce Housing Tax Credit (WHTC) development from the program’s 2024 funding round to begin construction.

As Alabama communities continue to experience strong economic and population growth, developments like Sutton Estates help expand housing options for working individuals and families while supporting local employers and regional workforce needs.

The development was made possible through a combination of federal and state housing resources administered by AHFA. Housing tax credits awarded to the project generated more than $20.9 million in equity, helping finance the construction of new housing opportunities in one of Alabama’s fastest-growing regions.

With construction now under way, Sutton Estates completes a significant milestone for the first round of WHTC developments. Together, the three developments represent a combined investment of $48 million in tax-exempt bonds, $10 million in HOME Funds, approximately $33.5 million in federal and state housing credits, and more than $73.5 million in equity to support attainable housing opportunities for Alabama’s workforce.
